 Guesthouse cancellation policyIngeneral, the cancellation policy for hotels is as follows:
  • Cancellations made more than two (2) days prior to the arrival date will incur a 0% charge. Deposit will be refunded.
  • Cancellations made less than two (2) days prior to the arrival date will incur a 50% charge.
  • If the room you are booking is labeled as non refundable, non cancellable or similar, all cancellations will incur a 100% charge, regardless of the date in which the cancellation is requested.
 Cancellation policy for the high season and holidays Christmas,New Year, summer, and Bahamian Holidays including January 11, March 25, March28, May 16, June 3, July 10, August 1, Oct 10, July 10, and other dates decidedby the Guesthouses.

GuesthouseAccommodations Terms and ConditionsThefollowing Terms and Conditions apply to all bookings made on this websiteWekindly ask that you take a moment to read them prior to making a Booking.The Company entersinto this Agreement as principal for Bookings made for the guesthouses it ownsand as agent where a Booking is made for a guesthouse that it operates onbehalf of the Owner. The booking confirmation will clearly state the identityof the Owner. In these Terms andConditions the following definitions apply: 1.Definitions“Company”or “we” means The Brownstone Group (License#10001479) TIN# 100276626 Nassau Bahamas located Marlin Drive.“Booking” meansthe booking for accommodation, functions and/or any other services or itemsmade with us.“Contract” meansthe Booking and these Terms, and any other terms and conditions stated to applyto the Booking.“Guesthouse” meansthe premises for which your Booking is made.“Terms” meansthese terms and conditions.“Websites” meanswww.brownstonegroupbahamas.com any otherwebsite owned or operated by us relating to a guesthouse from time to time.“VAT” meansvalue added tax.2.BookingsAllBookings at the Guesthouse are subject to these Terms.Atthe time of booking or at check-in, we will take your credit/debit card detailsand you authorize the use of this card for any sums that become owing tous.  We shall also have the right to require full payment in advance or adeposit at the time of booking in certain circumstances or if the Bookingincludes the supply of certain items or services.  No Booking shall betreated as confirmed until the details and/or payment/deposit described in thisparagraph have been provided.3.ChargesTheprices displayed on the Websites are an average per night per person until arate is selected.  Any service fee or VAT (at the prevailing rate) areincluded only if specified.  A minimum length of stay, deposit,cancellation charge and other conditions may apply to certain rates, asspecified.  Once a rate is selected on the Websites, the total for yourrequested stay shall be displayed on the reservation summary.  Pricesshall be charged in the local currency of the Guesthouse and any currencyconversion facility is provided as an approximation tool only, please refer tothe Currency Disclaimer for more details.TheVAT breakdown shown is indicative based on the current rate of VAT, and theexpected VAT treatment of the goods or services.  VAT will be payable atthe prevailing rate applicable at the tax point of the invoice or Bookingconfirmation issued, and may change depending on the actual rate and the VATtreatment of the goods and services purchased at that date.Pricelists for additional items displayed at relevant locations within theGuesthouse and are available on request.4.Check-in/ Check-out RequirementsInthe interests of security and to prevent fraud, at the time of check-in, guestsmay be required to confirm their identity by providing their bookingreference; their passport/identity card/driving licence and a valid creditor debit card which will be swiped in the presence of the card holder.  Ifguests are travelling from outside the Bahamas we are also obliged by law torequire guests to provide the number and place of issue of your passport/identitycard and details of their next destination. These records will be kept for atleast 12 months and may be disclosed or made available for inspection by anypolice officer or as otherwise required by applicable law in connection withthe prevention or investigation of crime.  The information above may berequested for each member of your party over the age of 18 and we reserve theright to refuse entry to persons who cannot provide the information set outabove.Unlessotherwise stated on the booking confirmation, Guests may check-in at any timefrom 4:00 pm on the scheduled day of arrival.  All rooms that have beensecured by credit/debit card or prepaid at the time of booking will he helduntil 9:00 p.m. on the scheduled day of arrival unless otherwise agreed directlywith the Guesthouse.  Any non-secured reservation will be held until 4.00p.m. on the day of arrival at which time we will be entitled to re-let theroom, unless the guest has notified the Guesthouse of a late arrival.Onthe day of departure we kindly ask all guests to vacate their rooms by12.00 noon (unless a later departure is stated as part of yourBooking).  Late check-out after this time can be requested subject toavailability and will be charged at an hourly rate at the discretion of theBrownstone Guesthouse.Roomsare subject to maximum occupancy rules set by the Hotel. If you would likefurther details please contact the Company or the Guesthouse General Manager.5.Payment We accept thefollowing methods of payment: credit cards: Master Card, Visa

For advance purchase rates the card you booked with must be presented onarrival, along with the appropriate ID.

At the time of check-in we will authorize the accommodation charges (room rate,VAT and any service charge) and anticipated incidentals for the duration ofyour stay against your credit/debit card.  We may also choose to accept adeposit in place of payment card authorization by another valid form ofpayment, including cash or cheque.
Duringyour stay the Guesthouse’s system will calculate the incidentals charged toyour room on a daily basis.  If the cost of those incidentals exceed the authorizationtaken on check-in, further authorization will automatically be requested and ifsuch authorization is not available, we may request another method ofsettlement or a deposit to be provided, failing which we reserve the right torestrict access to your room.Alloutstanding charges must be paid for in full on checkout from the Guesthouse. If the outstanding charges do not exceed the authorization taken on check-in,the authorization for the amount not utilized will be released, however, wecannot control how long it takes for your bank to affect such release.  6.Cancellation Policy and No ShowsThecancellation policy varies according to the rate that is booked.  Pleaserefer to the individual full rate descriptions given at booking.Forrates marked as “Flexible Rate” - These are cancellable without charge up to2.00 p.m. local time on the day of arrival. Cancellation and non-arrivalcharges apply after the relevant time and will be charged to the credit/debitcard supplied at the time of booking.  We reserve the right to charge forone night’s accommodation per room booked if the above cancellation requirementsare not met.Forrates marked “Advance Saver” -  We require full prepayment for the entirestay at the time of the Booking and this is non-refundable and the Bookingnon-changeable.  Prepayment is charged to the credit/debit card suppliedat the time of the Booking.   Cancellation or non-arrival will result inthe forfeiture of the prepayment.7.Changes or Cancellation by the CompanyVeryoccasionally we may need to cancel your Booking.  In such circumstancesyou will be given a full refund but we shall have no further liability to youarising out of such cancellation.  We will, however, use reasonable endeavorsto try and re-locate any confirmed Booking cancelled by us to an alternativelocation similar in standard to the Guesthouse.Yourbooking is for a class of room in the Guesthouses and does not guarantee thatyou will be able to stay in a specific room or in the same room for theduration of your stay. If you have indicated a preference for a particular roomthrough a "choose your own room" facility on the Website, we will useour reasonable efforts to honor this preference. However, we may need toallocate an alternative room to you for operational or safety reasons. If weneed to move you to a different room during your booking for which a lower rateis available than the rate you booked at, we will refund you the difference inthe rates.8.DamageWereserve the right and you hereby authorize us to charge your credit or debitcard for any damage incurred to your room or the Hotel during your stay(including without limitation specialist cleaning) or for any items that aremissing when you leave.9.AccessibilityDependenton your individual needs a selection of specifically designed rooms is providedat each of our Guesthouses.Pleasecontact us at 242.428.2769 to discuss specific individual requirements and theavailability of appropriate accommodation, and we will do our best toaccommodate your needs.10.LeisureChildrenunder 16 years of age must be accompanied by an adult at all times, especiallywhen at the swimming pool area.  For health and safety reasons childrenunder 16 are not permitted to use the outdoor grill on property.Atcertain times, facilities may become unavailable due to maintenance, adverseweather conditions or other reasons beyond our control.  We will attemptto keep all guests informed of these circumstances however this may not alwaysbe possible.  If any facility is a significant reason for your choice ofaccommodation, we would advise you to check directly with the guesthouse inadvance of arrival.11.ParkingCarsand their contents are left at the owner’s/customer’s own risk. We do notaccept responsibility for loss or damage (save as may not be excluded orrestricted by applicable law). Please contact the Hotel directly for moreinformation.12.Guesthouse EventsPleasebe aware that at certain times throughout the year some of our hotels may hostweddings, events and parties, which you may feel would be an intrusion on yourbreak.  Please contact the Hotel directly in advance of your stay forfurther information.13.Guest BehaviorGuestsare requested to conduct themselves appropriately at all times and to complywith Company procedures and/or requests with regard to conduct and respect forthe property of the Guesthouse, its employees and guests and their health andsafety.  Guests are requested not to disrupt the comfort and enjoyment ofother guests, the smooth running of the Guesthouse, or cause offence to otherguests or our members of staff.  We reserve the right to refuse accommodationor services or remove you and members of your party from the Guesthouse if, inour reasonable opinion, we consider this provision to have been breached. Wherethis is the case shall have no obligation to refund you for lost accommodation,other services or any other loss or expense incurred.14.No SmokingGuestsare not permitted to smoke in rooms or public areas.15.ChildrenAllchildren (a person under 16 years of age) staying at the Guesthouse must beaccompanied by an adult and must be supervised by an adult at all times.Cotsand extra beds are available in most of our properties. However, these arelimited and subject to availability. Additional charges may apply. Please checkat the time of booking.16.Cleaning ServicesAcleaning service is available at all Guesthouse Accommodations. Housekeepingservices will clean your room once you have checked out, however if you wish tohave cleaning while you are still at a guest at the Guesthouse, that willrequire a cleaning fee.  Staff at the Guesthouse will be able to assist inarranging the Housekeeping services.17.PetsNopets are allowed at the Guesthouses.18.Force MajeureTheCompany accepts no liability and will not pay any compensation where theperformance of its obligations is prevented or affected directly or indirectlyby or as a result of force majeure or any circumstances beyond its reasonablecontrol including, but not limited to, flood, earthquake, extreme adverseweather conditions, natural disasters, other acts of God, acts of terrorism,fire or failure of electric power, gas, water, or other utility service, plantmachinery, computers, vehicles or any collapse of building structures. 19.Limitation of LiabilityThe Company will notbe responsible for the loss or damage of any property left in the Hotel.  The Company will notbe liable for any indirect, consequential or pure economic loss or any loss ofprofit, goodwill or opportunity (whether caused by the negligence of the Company,its employees, contractor or agents or otherwise). The Company’s totalliability shall not exceed the value of the charges received by it under theContract. Nothing contained inthe Contract or in any other document referred to or incorporated in it shallbe read or construed as excluding any liability for death or personal injurycaused by the Company’s negligence or liability for fraud or fraudulentmisrepresentation. 21.Governing Law and Jurisdiction The Contract and anynon-contractual obligations arising in connection with it are governed by Bahamianlaw. The courts of theBahamas have exclusive jurisdiction to determine any dispute arising inconnection with the Contract, including disputes relating to anynon-contractual obligations. Each partyirrevocably waives any objection which it may now or later have to proceedingsbeing brought in the Bahamian courts (on the grounds that the Bahamian courtsare not a convenient forum or otherwise). 22.Web Site InformationWhileall reasonable efforts have been taken to ensure the accuracy of information onthe Websites, the Company does not accept responsibility for errors oromissions and reserve the right to amend, cancel or vary any of thearrangements featured on the Websites without notice. Please note that incertain circumstances, generic photographic images have been used to representthe general style of a particular product, company or guesthouse.  The content of theWebsites is the copyright of the Company, and may not be copied, reproduced,published, distributed or amended for any other purpose without our priorwritten consent.  Trade marks used onthe Websites are the property of the respective owners. BROWNSTONE AIRBNB TOWEL EXCHANGE POLICY
At Brownstone AirBnB towels are available for exchange after 3 days  of stay and are based upon request of guest during the hours of 10 am to 6pm, Monday to Sunday.

Please prepare and provide all used towels for a Brownstone Representative to exchange. 

Please Note:  depending on your unit location and availability of towels, your towel exchange make take some time to get to you.
